Florida just reopened the Hometown Heroes program on July 13, 2026, with fresh funding to help working families buy their first home. If you work full-time in Florida, this program can give you up to $35,000 toward your down payment and closing costs. No monthly payments. No interest. Let me break it down in plain English so you know exactly whether this is for you.

What is Hometown Heroes, really?

It’s a State of Florida program (run by the Florida Housing Finance Corporation) built to help the people who keep our communities running — teachers, nurses, police officers, firefighters, school and hospital staff, military members, veterans, and many more — buy a home in the same place where they work.

What you get is money toward your down payment and closing costs: 5% of your loan amount, with a minimum of $10,000 and a maximum of $35,000.

The part that confuses everyone: is this free money?

Not exactly — and this is worth understanding clearly. The money comes as a “silent” second mortgage:

  • 0% interest. It never grows by a single dollar.
  • Zero monthly payments. It doesn’t raise your monthly bill.
  • You only pay it back later — when you sell the home, refinance, transfer it, or stop living in it as your primary residence.

In other words: it removes your biggest obstacle today (coming up with the down payment) without adding a monthly payment. That said, it’s not a check that gets forgiven — at some point it does get repaid. I’d rather tell you that straight up front.

Who qualifies?

You don’t need a specific degree. What matters is who you work for and where. The main rules for the 2026–2027 round:

  • First home. It’s for first-time buyers (veterans are usually exempt from this rule).
  • A home to live in, in Florida. No pure investment or vacation homes. It applies to a single-family home, townhouse, approved condo, or a 2-to-4-unit property where you live in one of the units (that last point is key for anyone who wants to start investing while living in the property).
  • Full-time work (35+ hours per week) for an employer with a physical presence in Florida, in one of the 50+ eligible occupations (healthcare, education, public safety, military, childcare, courts, and more).
  • Only ONE person on the loan needs the eligible occupation. Your spouse or co-borrower can work in anything.
  • Minimum 640 credit score (660 in certain cases).
  • Income limit by county. For Broward County the cap is roughly $172,950 (Miami-Dade ~$185,850, Palm Beach ~$175,650). Most middle-class professional families in our area fall within that limit.
  • A short homebuyer education course (online, a few hours). Veterans using a VA loan are exempt.

It pairs with FHA, VA, USDA, or conventional loans.

The bonus almost nobody mentions

On top of the down payment money, the program waives the 1% origination fee and gives you exemptions on certain doc-stamp taxes at closing. That’s thousands of additional dollars that never leave your pocket.

One important warning

Applying is FREE. There is no upfront cost. If someone asks you for money to “get you access” to the program, it’s a scam. Period.

Because it’s first come, first served, until the money runs out. This round has $50 million and, according to industry experts, it could be gone in weeks — that’s exactly what happened in previous rounds.
